AGENDA
1. Amendments to Section 66-246-Zoning district on-premises sign regulations which addresses the expiration of an on premise sign permit, establishes the maximum area of the sign in association with the front footage of a property, establishes a maximum height and restrictions on multi-tenant signs.
2. Amendments to Article IV. Off-Street Parking Requirements provided in Section 66-133 that addresses the number of spaces required for large shopping centers, malls and grocery stores.
Section 66-134 which defines the parking plan which shall require a
landscaping and shading plan.
Section 66-137 which establishes an interior area landscaping plan with
regard to planting islands, number of trees, pedestrian walkways, curbing,
etc..
Section 66-138. Perimeter landscaping, establishing the width of a
landscape yard, the plantings and design.
Section 68-139. Parking area screening which addresses buffers to
eliminate vehicle headlights, depressions and curb cuts for water quality
protection.
3. The addition to Section 50-5 of the subdivision definition section to add the
following definitions:
Building set back line is a line parallel to the front property line in front of
which no structure shall be erected. Setbacks shall be figured from the
right of way line.
Density shall be clarified to provide that it shall be computed by dividing
the total heated square footage for the project by 2,000 square feet and
applying this to the total project area.
Private streets mean an undedicated, private (non-public) right of way
which may include a local road and a minor connector. There are also
definitions proposed for cul-de-sac, local residential street, and residential
connector streets.
4. The Board may also consider removal of certain sections from the zoning
ordinance that are duplicated in other sections in order to avoid confusion.
These include the prerequisite to plat recordation in Section 50-6 and the
General procedure for plat approval in Section 50-11.
5. A modification to Section 50-19 that provides that the Board of Commissioner may provide for the appointment of a person to serve as the subdivision administrator, in lieu of requiring the appointment.
6. The Town shall also consider an amendment to Section 66-45(3) Lots. The recommended change provides that “The respective flood zone shall determine the lower flood joist height of the structure that must remain within three feet of the base flood elevation line with a maximum piling height allowed of nine feet unless a greater height is required by the FEMA base flood elevation.” The current language reads “within two feet.”
